We were about ready to close on a piece of land, when our agent stepped in to assist us. We performed some extensive research and found out in the end that the land could not be built on. It was marshland! Luckily our agent found loopholes in the contract to make it null and void. If it weren’t for him, we would have land we couldn’t do anything with.
